Our STEP by STEP New Construction Process

When considering a project with Brownstone Services, here is the beginning process of what you can expect.

Step 1
Free on site consultation. This gives us the opportunity to see what you currently have, and what you envision. After we meet with you, we will use actual invoices from recent jobs to give you an itemized estimate of what your project might cost. This will be a rough estimate to see if the price is in the “ballpark” of what you hoped to spend. If it is we move forward to step two.

Step 5 
We sign the contract and BEGIN THE PROJECT!!!!

Step 3
We compile the bid pricing along with your selections to create an itemized cost breakdown for your review. We do NOT mark up bids OR selections. At any time during the process we would be happy to provide a copy of a bid or invoice for your review. If you decide to make any changes during the process we do not have a change order fee or special markup fee. If the change results in a credit you receive the credit, if the change costs more you simply pay for the increase without any additional mark up. In either case you will know ahead of time what the credit or additional cost will be before the work is started. Our fee is shown as a line item on your cost breakdown so you know exactly what you are paying for our services.

Step 2
We contact our trusted subcontractors and get actual bids from them. These numbers are no longer estimates but actual bids meaning the prices are locked. In some cases this step may include on site visits with specific subcontractors (i.e. HVAC, plumbing, electricians etc.).  At this time we will encourage you to meet suppliers and make selections to ensure accurate pricing within your bid.  These selections may include plumbing or lighting fixtures, countertop colors and materials, flooring materials, etc. 


 

Step 4 
We meet again to review the cost breakdown, the scope of work, and to make any changes necessary to ensure your satisfaction.
